DUTIES AND RESPONSIBILITIES

1. As directed and in accordance with applicable codes and regulations, performs a variety of routine maintenance, service and repair operations to maintain facility, equipment, furnishings, fixtures and grounds in proper condition.

2. Performs maintenance of equipment, and repairs to plumbing and electrical systems such as repairing electrical switches, replacing tap washers, replacing belts, fan filters, lubricating motors and hinges, etc.

3. Performs typical work such as replacing fuses and light bulbs, repairing call bells, clearing drains, repairing beds, chairs, tables, etc., patching and painting, drywall repairs replacing ceiling tiles, removing garbage/recycling, replacing filters

4. Provides general assistance to skilled tradespersons such as mechanics, electricians, carpenters, plumbers, painters, etc., as required.

5. Following specific procedures, work patterns, and routines, performs tasks such as: mixing cleaning solutions for nursing and housekeeping staff, delivering supplies, washing floor manually and with a machine as required, cleaning windows and light fixtures, sweeping and scrubbing areas such as janitor's closet, service areas, laundry rooms, dining rooms, and elevators, performing heavy housekeeping duties and small repairs.

6. Removes and rehangs roller shades, curtains and drapes.

7. Cleans ceiling fixtures and vents.

8. Moving and storing supplies as well as furniture and equipment.

9. Performs outside work such as emptying garbages, shoveling snow, sanding/salting of sidewalks and parking lot as required.

10. Maintains work area in a clean, orderly and safe manner and ensures proper care in use of tools, equipment and supplies.

11. Performs other duties as assigned by Building Services Manager.
