Physical Demands:

  1. Standing for extended periods of time – for up to 8hrs/day
  2. Frequent walking for short to medium distances
  3. Manoeuvring in tight spaces within Resident units, utility rooms, mechanical rooms, etc.
  4. Pulling/pushing/reaching/bending/lifting/transferring chemical pails, mechanical parts, etc., up to 50lbs independently and handling increased weight with assistive devices.
  5. Kneeling for intervals
  6. Frequent exposure to outdoor working conditions in all types of climates and weather
  7. Working at heights – use of ladders up to 12 ft, working on rooftop units located outdoors
  8. Ability to complete repetitive arm and upper body motions in intervals for shovelling, nailing, etc.
  9. Ability to work in a kneeling position for 30 min intervals
  10. Some memory work required to know inner workings of mechanical systems, location of valves, pipes, etc.

Responsibilities:
  1. Maintaining the building and grounds in good operating condition. 
  2. Ensure suite readiness for new move ins prior to move in date.

Job Description:
  1. General repairs to buildings, equipment and furnishings.
  2. General decorating of rooms and other areas including painting, wallpapering, and surface repairs.
  3. Maintaining the effectiveness of building mechanical, electrical and fire detection and safety systems.
  4. Making minor adjustments to the building mechanical, electrical and fire systems as deemed necessary.
  5. Routine surveillance of grounds, including parking lots.  Maintain the grounds in a neat and tidy fashion.
  6. Maintain a high level of safety and security for Residents, Staff, visitors, guests.
  7. Maintain the preventive maintenance program.

Job Description - Specific Duties:
  1. Selection and acquisition of maintenance supplies and their efficient, effective and safe use.
  2. Keep records on building utilities consumed, repairs and adjustments made.
  3. Acquire and maintain files of operating manuals and other data pertaining to all                furnishings and equipment.
  4. Maintain an adequate inventory of maintenance supplies for day-to-day use.
  5. Maintain security of the building, contents, and the well-being of the residents.
  6. Selection and recommending the acquisition of maintenance equipment and the storage of same.
  7. Helping in the preparation of an annual operating and capital budgets and working within these budgets for those functions under the jurisdiction of the department.
  8. Participate in supervisory meetings and foster co-operative interaction between other supervisory staff.

Job Description: Risk Management and General Safety
  1. Partners with community team to ensure community is in compliance with Occupational Health and Safety requirements and promotion of Risk Management programs and/or policies; adherence to safety rules and regulations.
  2. Practices safety procedures at all times including Personal Protective Equipment (PPE), fire safety procedures including extinguishers (as applicable), SDSs (Safety Data Sheets) and Lockout Tagout procedures.
  3. Reports all accidents/incidents immediately.
  4. Reports all unsafe and hazardous conditions/equipment immediately.
  5. Complies with all infection control techniques, placement of biohazard containers and removal techniques, procedures and policies.
  6. Participates in Fire Safety and Mock Disaster procedures.

Must haves:

  • Building Environmental Systems diploma from a Community College or equivalent approved related working experience.
  • A minimum of 3 years management experience in Long Term Care or Retirement Homes preferred.
  • Knowledge, training and experience in: HVAC equipment, computerized building management systems, electrical systems distribution, fire alarm and sprinkler systems including operation of and testing requirements, emergency diesel generator operations, resident call systems, etc.
  • Ability to read, write English and effectively communicate verbal or written instructions for staff
  • Computer skills including Excel/Word/Outlook.
